I'm starting to see more private note holders reach out to get a loan against the performing note they hold.

6 months later, I have doubled the size of the yard with all the clearing, performed a unit turn raising rent over $600.

I have gotten accelerated depreciation that has exceeded my initial investment.Now add that you could perform a value add to create some sweat equity. 

Hi Erica, what I've notice is that high-quality (high-priced) washer and dryers don't out perform other based price models in rentals. 

If a syndicator finds a lead through social media and then does not perform as expected, then I am more apt to use said social media to air my grievances...  

Every day I receive calls from out of state investors who paid far too much for their property in my opinion and it always is because they trusted others too much instead of performing their own research.

Plenty of STRs that perform just as good as the pool STRs because they have a great design, location, or other fun amenities that have less liability and headache.
