I can't tell you how many times I hired a loser off CL and ended up paying for it in re-work or frustration when they didn't show up, showed up drunk, didn't know what they were doing, etc.You think you are saving money, but you're just spending more in the long run.

I think it's difficult and expensive to really get in there and rework the layout of the original structure to get max out your retail value :)

for the unsatisfactory work, just deduct the contract for a re-work, make sure the new contract stipulates that you paid a re-work on his job, just to be sure. you have your legal views, he has his legal rights too.

Most times even if its "cosmetic" a local town will want architects plans if anything involves HVAC changes or reworking prior bad, unpermitted plumbing or electric.
