@Adam Kibler  Even though a wholesaler doesn't represent the buyer and seller in a "legal" sense (this would definitely be illegal without a license) they still act as a broker to the deal by essentially bringing the buyer and seller together in the same transaction, which to me very similarly resembles dual agency.

I've found that there is much fierce competition for anything that even resembles a possible flip project!  

. :-)  I'm not finding one that resembles this type of insurance. 

People considering it anything near or resembling "inner city" (throw in a 40 minute drive down the E-way through about 3 colleges, 14 Best Buys, 4 Malls and 6 TGIF's) a ghetto property seems odd to me.

I called first americans CT title company the other day and I was told they don't have a database of transfers/deed types or anything that would help in compiling an inheritance list on my own.I am really going crazy trying to put this list together or something that would somewhat resemble the list.

These are pooled SFR's into a commercial portfolio loan, so not really a commercial property but more resemblance to a multi-unit.  

I don't have dreams of riches or anything resembling that.
