There are some DSR Rehab lenders that may lend based on ARV.Otherwise, you'll need to raise funds from family & friends.

But it’s OK to be realistic and aware that there are plenty of other asset classes and we don’t need to all obsess over buying real estate, especially in a market where housing prices and mortgage rates are both so high.

We're not aware of anyone that's made a purchase from them work in over 3 years:(Most of the incentives in Detroit are targeted to owners that will live in their home or developers targeting large projects.

If something does happen you can at least show AirBNB that you stated that there may be issues and the guests were made aware of a potential problem.  

Like mentioned it's also beneficial to keep up to date with what's happening in the area your STR is located, and make sure the decision makers are aware of hosts and what they bring to the community.

Large Commercial - There will be a lot of opportunity in this space, but at this time we have around $35M raised which for large commercial is not a lot and I prefer a broad  and diverse portfolio.
