I have actually been thinkin about cutting losses honestly, I am not sure this is the best investment I could have made as my first but worried about how much of a loss I would have to take.It is meant for S8 for sure, I would have a stringent application process, and give the neighborhood a C from my research.I invested there because it was the first deal that basically fell on my lap where the mentor works with agents that Seller Finance deals, it was only $3k down and had thought the proximity to St.Louis would be attractive to tenants also.I effed up on waiting to post for rent until after all repairs and the COO for sure.  

What pitfalls or challenges should I be aware of when scaling up quickly?

Problem with these is 1) they won't appreciate as quickly as those closer to the city and 2) it's a whole different tenant base, usually with a lot more management.

THE attractive feature to me of MHP is renting the lots, not renting homes.   

For a quick turnaround during the holidays, that rate might reflect premium timing.

MTR attracts a lot of traveling medical professionals and WFH individuals who need a quiet space during the day, which may not be compatible with families living in the attached LTR.

Highlighting features like “walking distance to top-rated schools” helped me attract renters even during slower months.Negotiate SmartlyWhile sticking to your legal rights is important, a pragmatic approach could save time and hassle.

I looked at local companies, and while many locals have great boots on the ground, they lack the economies of scale and systems like what Avantstay uses to attract, vet, monitor, and enforce.
