He's seen me grow to four units (3 properties) and I'm thinking, there's gotta be a guide or book that would help him just follow step-by-step how to rent out his existing property and buy a new one.

And I thought it would be time to take the next step to the investment property 

I am ready to take that next step towards F.I.R.E and set my daughters up for life!

What other steps would you take to see if it makes sense to relax the rental criteria?

I’ve been diving into real estate and learning every step of the way.

So, coming in to the real estate field with no capital it seems like a good first step to get my feet wet and get a better understanding of real estate investing as a whole.Since I will be on the buying side of the deal, obviously negotiating will be a big part of my job.
