As you have repeatedly mentioned Joshua, the true "interest rate" in year one is much, much higher than the nominal APR; in this case it is 74%, not 4.5%.

I got good at estimating renovation costs by making an initial estimate based on photos/walkthrough, drawing up a model like you see here, then once the project is finished, go to accounting, get the actual expense report for that property, and update the model.

Perhaps you could share your LinkedIn profile showing your business background, or even photos of yourself at land investing meetups or events you've attended as an independent investor?

Nominally, I'll make 15-20% on real estate assuming reasonable appreciation (3-5%) at current prices and interest rates.

Although when I take my morning walks I snap a few photos to show friends they are much tidier than mainland homeless  MUCH.. but they are all over Honolulu and the Park across from Ala Moana shopping center.. so you have 5 mil condos and homeless.. and then every day there are 5 to 10 wedding photo shoots ( young Japanese couples) where the homeless are camped out.

I would then get someone out there to do an inspection and confirm it is working and make sure they video record or take photos to prove its working.
