It's going to take the pain of another 12 or so months on & off, before people realizing flipping, unless it's in scarce, high value areas just won't work as easily. 

@Bryan HarveyJust realize they provide high returns but it’s my understanding your investment is an unsecured loan.

And "cheap" is a thing most seen and realized looking back.

I get that you are from there so you are getting emotional and taking my comments personal, which were not my intentions. 

Not realizing I was only getting a few hundred a month from it and from a cash-on-cash perspective I'd have been better off buying TBills with the click of a button instead of all the hard work, stress, time, and planning I put into it. 

I am now at a point in life where I realized retirement isn’t far off and I need to find something outside of stock markets and 401k’s to invest in.
