I’m starting by using the resources available in this forum and educating myself on finding, analyzing, and financing deals. 

Listen to podcasts, read books, and if you plan to invest in the Netherlands find some resources that speak to that market specifically.

This can be good because your realtor will be using them as a resource to help you plan your 1031.

@Dave Meyer had an interesting episode on the BiggerPockets Real Estate Podcast about 3 main resources when it comes to investments: cash, time, and experience. 

They generally will offer greater appreciation, as well.
