In my opinion and through observation, most people who have children prefer to live in the surrounding counties because of the school systems, while still not great, but easily better than Albany's schools.

What time of day and which forums should do you recommend I view to just listen and observe?

I'd like to help with your observations but I don't think I can from what you've said. 

Be easy for her to prove me wrong, just provide a link to the house on Zillow, or the MLS, purchase and sale would go a long way to provide a bit of credibility to her hard to believe statements .Id love to be proven wrong on this, but my observation  of crew Josh over the past few years this isn't going to happen.He constantly uses case studies to show how much money they make on a house, many of them houses that haven't sold. 

A common mistake I observe are investors focused on unit count rather than the fundamentals of the underlying real estate that's being bought.

However, the underwriters of the new carrier observed and formed the opinion that the previous insurer had undervalued their prior coverage; we suspect to give the illusion of lower premiums.Perhaps others have had better experiences with NREIG, however I cannot recommend them.

Based on my observations, there appears to be sufficient support among council members to implement registration and some restrictions.

Just my opinion, but based on a few decades of observation.... :-)I would bet that rates will start to ease come spring of '24.
