I doubt a single landlord really follows ALL the rules because there are too many of them, and many of which are too obscure.  

Is having a debit card AND a checkbook a BIG advantage over just a checkbook, or is it only handy in some obscured cases.

Might be too late now but you probably should have used a land trust to help obscure ownership. 

I do think the potential of the individual deals obscures the reality of the situation.

Building out a pipeline of off-market properties is not only difficult but may in fact be obscuring your search for the best deals.

That's fine if you are comfortable paying --- I have done my share of legal work where a wealthy client asks me to research some obscure, personal issue.
