If the lease maturity is too far out, enforce the visitor provisions in your lease (mine allows no more than 14 days) and send notice to quit or eviction will be filed.

You are no more protected from a lawsuit with your proposed entity structure than the person who owns the building next door  who forms an entity in the state where the property is located.

Yes if she has MAXED out the Reverse Mortgage Loan Advances and the property value is < LESS than what she owes (primarily due to poor upkeep and ongoing maintenance) - she gets NO More MOOLA $$ from the lender but then they may have trouble getting their loaned MOOLA E$$ back in the future IF or WHEN that time comes for her to go to that great BIG escrow in the sky.

Yes - generally prepayment penalties are common on DSCR Loans, but can vary and some DSCR Lenders will have DSCR options with no prepayment penalties (there are also a few states that preclude any prepayment penalties at all, even on investment properties - this includes Alaska, New Mexico, Kansas and some others).There are two parts to a prepayment penalty - 1) How Long and 2) How Much1) Generally it will be no more than 5 years for the length (i.e. if you prepay in the first five years of a thirty-year loan you are subject to a fee), but 4 or 3 or 2 or 1 year options are somewhat common.

Curious of a few things for those that execute this strategy currently:-The city the property is in has a no more than 4 unrelated people rule, would that be an issue for me if all bedrooms were full or does the fact the basement tenants would be short or medium term save me?
