LexisNexis has a product called "Accurint".

Obviously it's good from a nature preservation point of view but it's a very different from an investment point of view. 

The truth is, over the last few years, many of these people are barely cashflowing at all and the default rate with the banks on this product is skyrocketing.

Reason being is that it allows you to invest in other products other than they offer, so that's why they don't promote these . 

I completely agree with that and there is a way to phrase it when you are not trolling by saying, hey I own a CRM company and am honestly looking for feedback to make the product better (and then do not send DMs).

Some operators really need better training and education and drag down the great operators who are doing it right and offer a great service and product.

Our DSCR product is very STR friendly and heavily lean on AirDNA data vs appraisal.  

The proformas are utter nonsense because they know the product is no longer a viable investment.

I’m conservative by nature, and would never be comfortable overlooking this restriction.
