Two urine soaked mattresses, a destroyed couch, hopelessly soiled rugs and towels, broken plates, furniture, etc, etc.Between the damage and the lost income we’re out about $6k, not enough to file an insurance claim and make it worth the possible rate increase after the deductible.

Low income tenants will find a couch for free on the curb and bring it into a property or get second hand clothes that has not been cleaned.

As far as sleeping arrangements go,  Lots of places have a futon in the livingroom or a couch that turns into a bed so they can sleep 2 more people.  

We added a couch, tv, refrigerator, W&D, and some other things and it rents for 1k/month as furnished.

Seems a bit much given that most areas (carpet, beds, and couches) where bed bugs hide are being removed.

I haven’t used them myself so cannot couch for their work.

I was fortunate, again, to have my father co-sign on most everything, but Bank of America got so granular, I had to explain a $300 deposit in my account for selling a couch on Craigslist along with every SINGLE transaction over about 3 month period.
