Finding a trustworthy lender, realtor, contractor, and property manager is key.

Not sure what to attribute retail's survival to, especially with a lot of store closures, but the asset class does seem to have staying power. 

If I were you and could do a refinance and get all or most of my investment out of the property, I would hold on and wait for the market to come back next year.You can get up to 80% LTV on a DSCR Refinance.I assume you are using a Property Manager, I would take a little more control of my future tenants and call their previous landlord to see if they made any repairs to the property while they were there, how many time they were late on their rent, etc. 

I use a Google number in my ads but vetted tenants get my personal cell, I tell them during the application process I'm the owner/manager. I

My property manager is saying an eviction will cost ~$1000 for a lawyer. 

This fantasy that xyz fend manager is gobbling up "all" the inventory in a market is just hogwash.

I don’t think hiring a property manager is necessary at this stage.
