Many lenders will lend to either warrantable or non-warrantable condos, but HOAs can be the real DSCR killer if you’re not careful.

All things being equal, I'd rather not have an HOA with fees, but a family friendly neighborhood with amenities like a pool and playground may bring in a higher rent than other comparable non HOA properties.I don't prefer an HOA, but it's not an automatic deal killer.

For us, we know that (appraisal/FHA loan fixes/it's a stale listing (insert another problem) can be a killer for a deal so this way we can make this deal happen quickly and move on to the larger fish.

@Shawn ChervinskisThere can be no direct or indirect benefit between you and the plan, and the fact that you would occupy a unit of the duplex is a 100% deal-killer for an IRA or 401k.You could use a Solo 401k to purchase a property held entirely by the 401k, and to which all expenses and income are attributed to the plan.A 401k (or IRA) can use non-recourse financing, but typically non-recourse lenders will want to see more like 35-40% down and a minimum of 10% cash in the plan for reserves.
