What are the current markets you recommend and why?

I came across following idea from internet about buying defaulted mortgage notes directly from banks.

But the above statement is easily used generically for any market. 

Some mentees will act as a bloodhound for the mentor, knocking on doors, driving for dollars, scouring the internet, making cold calls, or performing other services that help the mentor find new deals.

But I dont know that market and could be wrong about that. 

I'm inferring from this post that your marketing strategy has a lot of... steps... to it. 

Especially so in Texas because the rules for on-market advertising by agents is one of the most stringent in the country.
