In my experience many unlicensed wholesalers operate in a grey area and often cross over into what is obviously brokering real estate without a license. 

Arizona is more landlord-friendly, and I’m familiar with the area, which makes it appealing.For those with experience in either market, what are your thoughts?

Investing close to home allows you to gain hands-on experience, learn the ropes, and be more involved in the day-to-day.

Both options have pros and cons, and the right choice depends on your lifestyle, experience, and long-term goals.

In my experience, there are a range of starting-off experiences, but one's experience is not always indicative of someone's desire/drive/commitment to pursue and thrive in real estate. 

I personally do not have experience managing rentals.

Is the property just a regular-style house or something you can build an experience around?
