@Nicholas A. your shotgun approach has a high probability of getting the exact quality you put into it.95%+ of real estate agent, many of them posting they are "investor-friendly", only know how to deal with owner-occupied transactions. 

But then as the home prices kept going up, they decided to get out of the market, thinking that there would either be another crash or home prices had gotten too high at that point.

If we price the home based on what they thought they could get for it, it will sit for weeks/months.

Highly recommend partnering with a local realtor who knows the market. 

For instance, the area closest to Disney is actually less saturated and has many homes that can be renovated to a high standard and will book well.A bit further from Disney, in newer communities such as Solara, Windsor at Westside, Windsor Island and others, you can find deals in this market.

Does it need a roof and new heating system or just paint and flooring. 

We have been doing this constantly in Boise as we are such a high appreication market, but still more cost effective than CA.

Prices in relation to rent are too high to have the cushion that was available before. 

I will be lowering the asking price and seeing if that will help in the sale of these properties.

I see Downtown is highly rated for young professionals but the crime rates look pretty high.
