If you do have a huge house that is being rented out by a greek life organization for example, I think a pro would be no vacancy and being able to charge by the room instead of the entire house, allowing you to charge more.

If you have the time as a self-managing landlord and can process the court  stuff yourself for little or no cost by all means jump on that too.From a PM persepctive we need to balance the unrecoverable cost of attorney fees in even filing for an eviction regardless of whether it is followed through with and the first hand knowledge we have in whether the tenant is likely to pay.All we want is the healthiest bottom line for the property owner so we take the path that is most likely to get the best end result for them.
