We've even found reliable agents here on BiggerPockets.We've had success purchasing assets in New York but we only purchase in bulk from larger banks and institutions which usually don't sell individual notes or to individual investors.We've never personally gone through the cold calling banks/credit unions route, I've heard it's not impossible to obtain assets that way but I've also heard it can turn into a bit of a needle in the haystack situation.

That puts you at the back of pile for clients in a lot of agents minds.If you want immediate help find a newer agent with little to no book of business that can respond to you right away.I have no qualms these days telling people in commercial real estate that I do not have time to help them within the metrics they desire.I think it is unrealistic to get a busy broker/agent to absorb a lot of their time looking for a needle in a haystack type property and forego there other clients.I will give you an example.I have a client worth 40 million.

They have the disadvantage that trying to find a good deal is like finding a needle in a haystack, and trying to find a good deal where the seller will help you out with creative financing is like trying to find a needle in a stack of needles.
