The next step for me is to get a grip on proper property management, and making sure I start my Property Management Career on the best possible foundation.

I talk to too many newbies who are gripping to get their first deal done.

It helped me understand my financial situation better and how to get a grip on it. 

Break up the tile and paint whatever is under it with paint that has an additive for grip.

The first thing I would do in your situation (from what little I know of it) is put the brakes on investing and get a good, solid grip on your personal finances.

Does anyone have any advice for me before I pay a RE attorney a grip of cash?

The IRS has such a tight grip on our money inside of these things and the fees are stupid.
