Currently have a great job but want to start acquiring  2-4 unit complexes.

Not one that’s too big because it’s your first multi family, but maybe a 4-8 unit.

I really would want to stay away from any office properties in depressed or even semi-depressed neighborhoods, especially large ones (like a 13 unit complex).

Is this a SFR or 2-4 unit?

This is virtually non-existent with SFH's but is commonplace with 2+ units.
