Property taxes and insurance costs are best obtained through local county websites or reaching out to insurers directly for quotes specific to the area.Tools like BP Pro and Reventure can be helpful for an overview, but it’s a good idea to validate their data against primary sources to ensure accuracy.

All situations are specific to individuals.Our best wishes and empathy go out to those LA individuals and communities.It’s been about 6 years since one of our storage locations was flooded for about 4 months.  2 feet over the roof.  

Without giving the individual's name, even though once it is filed it is public information, could you post the specifics they are alleging or the case number?

I'm not specifically familiar with BP's deal analyzer (I use my own).

Are there specific lenders or servicers that are more likely to call these loans?

For example, are there specific documents or information I should prepare, or would identifying a target property first be more beneficial?

I would also add that you join your local REIA chapter (Real Estate Investor Association) as it will allow you to network with other STR owners and get more location-specific information. 

Focus on a specialty/niche whether waterfront, multifamily, vacation props or even just a specific neighborhood to be THE expert.
