@Mack Bailey you already have some good responses but there are some conventional loans that allow you to put down a pretty low amount if you can income qualify or if the property is in the right census tract.

A similar duplex with a larger tract of land (i believe mine look and feel much better) recently sold for $180,000, but on the other side of the tracks the prices are a bit lower.

If you would have financing as part of the expectation (but not a contingency) then the lender may have a say on their preference (multiple tracts or all single tracts).
