I’ve done a couple of fix-and-flip projects in the past using a hard money lender (HML), which has its pros and cons.I’m currently looking at a couple more properties and trying to decide if I should go with an HML again or explore other financing options.

If it is a high-end project, I would spend on an actual lIcensed designer.

We did this through our LLC, I was actively managing the project while my brother was passive. 

Sounds like you’ve got a solid foundation with your GC and project management experience.

On the flip side, the margins aren’t quite as high as with rehab projects.

After the project managers left, I sat there and just talked about real estate, family and what he has done to amass 60 multifamily units in the Memphis area.
