@Itay Heled  larger properties are not something that is popular with the furnished finder searchers from what I have seen.

I also have  experience with Vrbo, Airbnb, Furnished Finder, and co-living. 

If you want to put the deposit in a out of state/online bank, then you will have to furnish a bond.  

Furnishings that are easy to clean, along with amenities like high-speed internet and pet-friendly options, go a long way.

Do you need to furnish it to run it as a LTR or MTR in Cape Coral, or should I offer it unfurnished?

As @Julia Lyrberg noted, MTRs typically rent for more than LTRs, as they should for a furnished home with utilities included.
