In my case it was someone who knew a friend of mine and that friend vouched for me.In my opinion it is a great way to go if you have it available.

NJ is very blue, liberal, tenant friendly state.

Maybe knock on a few neighbors doors and ask some questions.I've found in Texas most people are pretty nice and friendly...the tax assessor people, the appraisal district people, the sheriff's office, maybe the county commissioners, etc.

Our current CPA isn't particularly friendly and doesnt appear to like what she does.
