@Bret Emry I have mostly just been doing the footwork for another investor here in town; researching leads, direct mail marketing things like that.

When you think about it $50-$100 to do all the foot work of a "sale" with none of the profits have no incentives. 

Some investors don't like to do the footwork, which is why they pay the assignment fees...
