Then I just fold it over and throw away 

If it gets folded into the loan, that is another matter. 

The purpose of my trip is actually two-fold - I will be spending 2 days purely for leisure doing some sightseeing and I will have 3 days with property visits and meetings.

I try purchasing only things that are either multi-purpose or can be folded or collapsed. 2.

@Armin Trepic my advice would be two fold. 1) Having a knowledge of the stock investing, I am assuming you have a risk tolerance level as well as ability to think long term (investing not gambling) .

So, it's an awesome occasion to welcome you to the Bigger Pockets fold. 

The problem here was a couple fold.1) The city was looking a higher foreclosure rate on top of a higher rate of abandoned and dangerous properties. 2) My university was looking at a housing shortage starting in a few years. 

So the next time you guys have a severe post closing issue don't just fold and give up because it says "As is"

And that value is two-fold: firstly, you get the value of newly upgraded property (and you don't close until the rehab is done, so that vacancy time isn't on you), purchased at market price, that (if you finance) your tenants will pay 75-80% of over time; secondly, you get the psychological value of knowing that someone else has skin in the game, someone who absolutely knows what they are doing and has efficient systems in place to ensure you do as little work as possible while still collecting monthly income.

Imagine if the number were 10 fold, that would be a 10k investment that made you 30k profit!
