You don't have a recourse because you took the liability on yourself knowing that is not his trade.  10 days later you have a water leak in the SAME bathroom causing the ceiling downstair to leak AGAIN.  

But, to normalize, the 10-year will eventually trade at a 100-150 bps spread to the FFR.

The result is we have supervisors and executives we can reach out to assist us if a property is truly being ignored by a case manager.Is it work?

In place of a flat fee I can see the transition being something based on referral (did my buyer agent get me a trades person, lender, home inspector, etc.

Plus, you’d probably reach your goals faster with that plan of attack if executed properly.

However, smaller projects or certain trades might not require a license.
