So the question becomes based on their individual and personal tax situation what is the estimated tax burden they'd save? 

With this, along with shifting the utilities to the tenants and reducing the management fee to generate an NOI of around $103k, I'd estimate the value around $1.8M to $2.0M

The overall profit for the deal is estimated to be around $70,000 over the next 3 years, $5,000 of my 50% portion gets paid to me after the refinance.
