These are questions I would ask and as you noted, if it seems to good to be true.....I have not dove into this in detail, this is just what the "sniff test" questions I would ask - could be a great investment for people - I am just telling you what I would ask. question would be who is the lender with a proven track record as you note Chris that would be important to know is the fixed debt investments ( loans secured by RE) bringing in say 8 to 9% and the equity in the MF is making up the difference with rental returns.. so say rental returns are 6% and the Notes are at 7% that equals teh 13%  ??? 

@Earl White rent control and relocation costs equals NOT landlord friendly in my opinion.

I don't think there is a seminar that will be better, and if you're talking about $7-12k for mentorship, you're already equal to or will have far-surpassed the tuition at Harvard and UCLA. 

An investor may be interested in investing what is equal to 15 - 20% of the property value for a 13 - 14% return.

They are not all created equal .

Then we do an addendum adding the new tenant, and specifying that all tenants are equally liable for all lease terms. 

Note:  Not all brokers are equal, so you really have to interview several to find who you're looking for to partner with.3.

Always vet each property thoroughly as the past does not equal the future.
