Given that the "portfolio" page is marketing designed to entice investors to invest or raise confidence in your investor acumen it should be accurate.

Given the vagaries in the current rates I do sympathize as being stuck for 3 years does not sound enticing!

These are all ways you could have enticed him without offering asking price.Next there were a few things that didn't add up to me but ultimately you left the deal. 

I want to keep him enticed/rewarded enough to stay involved down the line but want to make sure I don't over-promise and stall my future plans. 

if one has a good friend that is in the contracting business, able to do a lot of the renovations himself. what kind of partnership proposal would entice someone like that to maybe provide renovation at a very low cost?

We chose to lower price because we needed to sell, ours was about 10K difference.The buyers could come up with cash to cover difference if they really want it, you could reduce price by a few grand to entice them.
