My partner and I bought a home in South Florida end of 2021 with the intent of doing a small Reno and then airbnb/vrbo and then blocking out the dates we wanted to use the property.

@Darren Samson what kind of loan you can use is a question for a local lender. 

These scenarios often can be a real nightmare.

They should do a cash out refinance or a HELOC when rates go down to tap the equity. 

Hard money will lend to you on a purchase of a home with a rehab escrow amount (not sure what a rehab credit is).

Or was it just you driving around a side of the city you work in until you found those distressed properties to call on?

For instance, and in brief only using one concept (not meant to be the full list of criteria), a rural property has a population restrictions and proximity to Metropolitan Service Areas ("MSA" - think big city area) as some restrictions.
