It's very easy for a tenant to use a landlord/Realtor's high level of discomfort and desire to avoid conflict to their benefit.When a tenant throws a fit about being told they cannot be present, I simply tell them they are welcome to take video and/or pictures of the property immediately before turning over the keys.

The value, particularly in the situation you've described is that we are specialists in the design, drafting, and permitting so it takes a lot of pressure off of the already overstretched investors, or discomfort in many cases, of dealing with the long arm of the permit office.

does the lady your buying it from know what your going to try to resell it for.. this is usually a little discomforting if it was not discussed up front.I have seen in Orygun were Sellers give written permission for a buyer to advertise or put the home on MLS but its usually a major value add play..

Once you tear stuff up and tell the tenants they only have to experience arise week of discomfort, you're on the hook if the carpenter gets the fu for a week, unexpected conditions arise, material gets backordered, etc.The most I'd do is things that can be started and finished in a day (windows, granite countertops, replacing light fixtures).
