I contacted my real estate agent friends and managed to find a PG (paying guest) accommodation for myself within 30 minutes.

It can turn into a legal mess with a PG and seller finance.The option gives you the chance to see how the property really performs at it's current base level to determine If you should walk away or you think you can turn it around.Is the seller wanting to owner finance because of most depreciation has been written off and they do not want to 1031 and instead take capital gains in small chunks over time given their older age??  

I tried doing a bit of that yesterday afternoon for PG County but I honestly didn't know how to find what I was looking for.

PG county is hot & not as far for you to travel.

Does anybody know a good way to find DC metro area (PG county, DC, NoVa) notices of default/ lis pendens?

I would think Howard county or PG County have some opportunities.

I could pay cash but figured put enough down to qualify with out a PG.
