I'd estimate that I currently have about $300k in equity on my home, and am seriously considering borrowing some of it to invest in real estate, however I have no idea what the best options would be (syndicating, rentals, flips, lending, etc).

I'm currently exploring opportunities in the Honolulu market and looking to use my VA renovation loan to purchase a 3-4 bedroom home, renovate it, and rent out the extra rooms as part of a co-living/house-hacking strategy.

I'd love to hear people's thoughts on the current market and any success/fail stories in the Phoenix area.

VA loans are the only loans that allow this, and there is no rate penalty for it no longer being your primary home.With that in mind, you could do a cash out refinance today at a higher rate than current market rates which will create profit on the loan, we can take that profit to pay for your closing costs.

I currently live in it as my primary residence but had plans to eventually rent it out and then cash out refi once I reach 20% equity in the property.

Some context, I have 3 other properties in a different city and am currently on 1099 income (so I can't do conventional) for the past 3 months.

@Marquez Cadet Haven't used one in a while, but I am currently seeking bird dogs in Eastern PA, DE, NJ and Northern MD and am willing to pay $1000 per closed lead (paid when I close on buying the property).

The baseball season lasts 6-7 months, and I am given free housing during this time, wherever I am currently assigned to play.
