We have a single HVAC system that heats/cools the entire home.

The problem is we have so many mom and pop landlords and there is no central system to communicate new laws. 

I can leverage my WLI cash value to purchase it outside the banking system.  

Do you want to be an active investor, building those systems and teams while traveling to do so or would you prefer something more passive?

I understand the two main downsides of condos being monthly fees out of your control and little appreciation. 

A lot depends on an individuals motivation, dedication, learning capacity, decision making capacity, analytical ability, time available, support system, mental state, and yes, luck. 

Not to stop the triplex dreams here but a traditional connected triplex in Houston is subject to the commercial building code (fire suppression systems and such).

This ensures similar construction, plumbing, electrical systems, and design.
