Another observation that I've made is that properties are in high demand near places of worship like church, masjids, etc. 

The trade off is impressing the unknowing who may worship that perceived success but there are always others in competition.

Try telling this to the 50% worshipers though...good luck.I know we are on the same page here and we generally agree on these debates.

Watch the driveway issues since if I remember correctly the garage faces the property line.If I had control of a lot in Tremont, I would spec build a market-rate contemporary home with an exit price point of $300-350,000.

Do you like contemporary houses?

I always like nice trim (I was/am a finish carpenter by trade) and it occurs to me the structure as is would lend itself well to the "Prairie style" architecture (circa 1900) popularized by Frank Lloyd Wright an his contemporaries.

I have a question about LA County, I found a property that is zoned LAR-1, with the code use of being religious, church, or worship purpose.

Better yet, redesign with a more contemporary look, build a portico or at least create some type of more aesthetically pleasing porch.-  If possible, update the listing to say it was built in 2014 (not 2013).-  You say that this is a unique product for the area -- that's not a good thing.
