I’d say if you did 2 or 3 smaller MF deals on your own and they went well, I’d say you are qualified to raise capital to buy properties similar to what you have already bought yourself.2 or 3 smaller MF deals does NOT qualify you to raise capital and buy 150 unit deal.I believe in step by step progress slowly and consistently working up the ladder towards bigger deals.

We are in Tampa so a similar market.We provide a starter set which is clearly communicated to guests (thought some people do not like it and clearly do not read which you cannot help) generally consisting of:- 2 Laundry Pods- 2 Dishwasher pods- 2 Rolls of Toilet Paper per bathroom- 2 Paper Towel Rolls- 2 Trashbags- All soaps are refillable including dish soap, hand soap, and body washes/shampoos.They are expected to get their own should they run out of anything.

My question again stems around using seller financing to allow them to receive a consistent monthly pay of X amount and delay/lower their tax bill in the short term instead of going through a lender to borrow 800k+ causing my mortgage to be significant part of our income roughly 40-50% of take home - which we are approved for LOL.
