We did not do this for gas for the simple reason that this was a heat pump job and every unit had their own heat pump to regulate temperature by use of condenser water.

Our process is very thorough and includes removing old galvanized plumbing and replacing it with copper and PVC, replacing all new electrical wiring in conduit and breaker panels, all new HVAC including furnaces, condensers and water tanks.

It may decrease your cash flow initially to $100-$200/month, but you'll be glad you saved when a condenser goes out.Either way, I'm from Simpsonville and Greenville is definitely a hot market!

The rules of thumb below generally works with houses between 1000-2000 sqft: (in more expensive markets these rules don't work)Cosmetics (paint, carpet) - $5,000Remodel kitchen & bathroom - $10,000HVAC + new AC condenser - $5,000Replace roof and sidings - $10,000Update electrical and plumbing - $6,000Then you can add a 20% buffer on the total repair estimate based on these rules of thumb.ONLY use these rules of thumb when prescreening properties.

I had a property out in a semi decent area outside DC for a while and the A/C condenser was stolen 2 times, I mention that because there can be large unexpected costs in these areas especially if they are known to be high crime!

My question is, would it be better to try and pay off each bill slowly, paying what I can on each every month, or getting a new credit card with a higher Credit limit and condensing all of those bills onto one if I'm able to do so?
