The quality of inquiries was much better there than craigslist as Zillow inquiries can come with tenant info (income, history, credit range, pets, smoker, etc).

A tenant will leave for 25$ increase .. of coarse they won’t bat an eye if their cigarettes go up to 8 bucks a pack or beer prices go up

The 17 year tenant is a smoker a smoker and the previous owner never replaced flooring.

One of my rentals in Cleveland I was to the point of renting, twice.....below market rate and the tenants backed out at the last minute when they said they didn't like this, or that.......I advertised on GoSection8 and found a renter that met my qualifications within 2 days....I told my PM, No Smokers of any kind, No Pets, No Evictions, No felonies, and they have to already have the voucher in hand.Oh, and I'm getting more rent than I initially thought I would get.......PLUS it is a nice hedge against (the next upcoming) recession because I won't have to worry about them claiming they can't pay the rent because 92% of it is paid by Section 8.

Those rules include having to use a disclaimer that is a bit like the surgeon generals warning on cigarettes - and if you follow the rules and include the warning, most have found that they get almost zero response.

I have also discovered through some research that the problem could be from a tenant to who is a chain smoker....which the current tenant is!!!
