We've had BMX ramps, skateboard ramps, and when we moved to 20 acres we had huge landing ramps where the boys launched off ramps and landed on the dirt landing, then bought portable ramps to take to shows.

The only way I would consider home warranties is if I was on site and had an extra fridge and 3 portable AC units that I could deploy the same day.

Why not make sure all the windows open and have screens, and offer to rent them a portable AC for $25 a month additionally($300 portable unit pays for itself in 1 year).Fenced yard may get you additional monthly pet fees.
