You might want to consider starting a marketing campaign or partner with someone doing a marketing campaign so you can identify properties that really are below market.

I'm starting my first campaign since getting my license and am curious to hear what works for others. 

Get to know the agent, be friendly and professional...if the property goes on the market and doesn't sell for a while, that agent will probably call you back.You might want to send out letters/mail campaign to find your own off market deals.  

I was however delivered multiple emails as they didn’t bother to remove me from their drip email campaign.

I haven't really finished my campaign to send out flyers or letters to recruit sellers.
