If it takes you two months two find a tenant willing to pay $1,700, then you'll still basically break even in the long run - the net to you is the same. 

It’s easy to want to jump into big deals right away, but starting with one or two smaller properties lets you learn the basics of real estate investing without getting overwhelmed.

they are a non accredited pay to play orginization.. while they do some nice meet ups and have basic info.. does not mean that any lender that pays to be a member is a better lender than the thousands of us that are not members..

@Micah Huffman unless you are going to commit to learning some basics about being a landlord AND are willing to commit at least 2-4 hours each month managing a Property Management Company - it's probably best you sell.Otherwise, it's highly likely you could lose more due to bad tenants and management.

If a sponsor resists this basic transparency measure, consider it a serious warning sign.  

Basically wholesaling would've been the best but there is alot of negative comments about wholesaling this days.So what is the best way to make small income with $0 from realestate and also grow along the way?

Just brief research is showing about $300-350/sq ft for basic build.
