However, one challenge I’m running into is the inability to look at booking calendars retroactively (i.e. you can’t ascertain prior bookings, only future bookings), which makes the research process much harder since the calendar is always changing as new bookings occur.

While anyone can claim having some equitable interest in or to something, the only way I know of for it to be ascertained to a determined value that is accepted in business is by an appraisal by a qualified person or by a judge, or jury, absolutely not by just anyone who claims such an interest.

I also make the deposit the exact amount of the monthly installment rent, and state so within the lease, so that a court would be easily able to ascertain that any typo was accidental, since there would be multiple references to how much the monthly installment was supposed to be, the total due, etc.
