There is no need for more info.ANYONE and EVERYONE that wants to set foot in this game needs a reliable flow of motivated seller leads flood your inbox.Regardless of what properties you want to buy, regardless of your why, regardless if you are flipping, rentals, or wholesaling.If you want a continuous flow of paychecks coming in, you need a continuous flow of deals closed, and for that you need motivated seller leads.Anything else is fluff.To get motivated seller leads on demand, on autopilot, on steroids, you do what the overlord supreme of lead generation does.Get a website, make it credible, work on SEO and as you work on SEO drive paid traffic to your amazingly credible site to make money immediately.

It's simple math.Oh, and if you want to put it on steroids, every time the accumulated CF equals the DP for the next property (just like the first one), use that too to buy another property.

I started my sales career selling fuller brush door to door at 14.. it creates life long skills.My dad did door hangers for his real estate business for two decades that's the only way he got leads.but keep in mind he did it on steroids we had a huge printing press in our garage and I printed the door hangers after school. and then we would grab all the neighborhood kids on sat sun to put them out door to door..once he scaled it even bigger U pick up paper passers at the homeless shelters.. did this for ever.. cheapest way to create leads and hundreds if not thousands of them .

I have sold property in the Naca program @Chris Mason  as Chris mentioned its very arduous .. think of ACORN on steroids... its does happen I sold two of my OREO to Naca buyers.. but it was not without taking the Naca folks to lunch numerous times and the ladies ordered the most expensive thing on the menu knowing I would pay  LOL.its kind of cult ish really.. and defiantly not investor .but from what I saw it limited you in income and it limited you in purchase price..but for the two I sold and they hammer the seller to buy down the rate which I did.. interest rate was under two on both I did.. because these borrowers had crappy past credit the monthly insurance payment was greater than the mortgage payment  LOL..it works but enter at your own risk
