If you are to develop equity quickly I would advise to flip houses and new allotments in the 1031 exchange programs allow you to access bridge loans to source properties while you are bound with your initial investment as long as your equity from your first transaction is already allocated through your QI 1031 exchange.

Hopefully, you will find something well within your allotted 45 days.  

If you can find a property to wholesale off the mls your goal as a wholesale is to control the property for as long as possible with small amount of deposit.The odds of finding an end buyer to flip it to and close in your allotted time is slim That is why most realtors dont like wholesalers.

Allot of investors combat this situation by getting low income tax credits, but they are very difficult to get.My experience is that when a lease expires they typically renew because the government is paying for most of their rent.

Hey guys, I want to hear stories from some vets whom have been in in a situation where the cost of a renovation for a rental has dramatically exceeded the budget.I started renovating one of my rentals and I am about 20k over what I allotted and essentially put all of that on credit.  

I just invested 5k to do some renovation down there, I posted on Craigslist and have allot of interested for $1,000.

Anything I learn I may be able to apply allot some point, some place.
