Smoking should only be done outdoors and at least ten feet away from doors and windows, particularly if they are shared with other renters (e.g. apartment building).Marijuana is unlikely to cause permanent damage or justify painting the walls, but it does leave an odor and the residue on a wall can actually be harmful to someone's health if they are allergic to it at all.

I read a news story a couple years back about a Landlord that allowed a Tenant in one apartment to have a dog, even though the tenant in an neighboring apartment was extremely allergic to dogs and had severe health problems.

This is 100x more true with a house hack (compared to a traditional single unit rental).With a house hack, a pet can deter other would-be tenants (for instance, if there's a cat in the house, that automatically disqualifies any would-be tenant allergic to cats).
